Hearing put off until 2008

MARLBORO - The public hearing for a proposed 23,000-square-foot, two-story office/warehouse building at the intersection of Tennent and Amboy roads will not be held until sometime after the Planning Board's reorganization meeting in January.

Ambten Road Associates, the applicant, initially published a legal notice about the proposed building in July, with a public hearing scheduled for August. That public hearing was never.

Eventually the application was placed on the board's Dec. 5 agenda, but it was announced that night by Chairman Peter Bellone that the application would be heard in the new year.

The applicant, represented by attorney Salvatore Alfieri, is expected to request relief from 12 township ordinances, including those pertaining to the setback from a residential zone.

According to the legal notice that was published in a daily newspaper, Ambten Road Associates is seeking relief from an ordinance that requires a setback of 150 feet from any front, side or rear lot line that abuts or is the near street line opposite a residential zone. The applicant proposed a setback of approximately 83 feet.

Relief from a parking setback from a residential zone is also sought. The ordinance requires a parking area or driveway not be located within 150 feet of any front, side or rear lot line that abuts or is near the street line apposite a residential zone. The proposed setback is approximately 10 feet from a residential zone.

The property on which the office/warehouse building would be constructed is in an Industrial-Office Research zone, but is bordered by a residential zone.

Homeowners on Tennent Road have expressed their concern about this application and the negative impact they believe it will have on the road's traffic. Residents Alexander Ingham and Nadine Lawson have written letters to the mayor and distributed fliers to inform the community about the proposed project.

Residents will be notified when a new date is set for the public hearing on the application submitted by Ambten Road Associates.
