Office building seeks approval

FREEHOLD TOWNSHIP - Medical Freehold LLC has applied to the Zoning Board of Adjustment for approval to construct a one-story, 8,800-square-foot office building next to an existing medical/office building at 303 W. Main St. (Route 537).

A use variance is required for the new building because the proposed structure will exceed the floor area ratio allowed in that zone.

In addition to constructing the new building, the applicant plans to renovate the existing four-story, 51,220-square-foot building at 303 W. Main St. An extended parking lot and new landscaping are part of the plan.

Attorney Jennifer Krimko, representing the applicant, said the plan will greatly improve the site.

"The proposal is to update, modernize and add to the overall site," Krimko said. "It's a much more efficient layout. We are improving the landscaping substantially and creating an inviting, aesthetically pleasing site. We believe it will make the site much more appealing than it currently is. We believe it is a positive application."

Bulk variances required include a scenic corridor easement, maximum impervious coverage and off-street parking. The public hearing on the application is expected to be held Aug. 23.
