Plan proposes patio homes at property on Ryan Road

MARLBORO - The Planning Board is expected to hear an application filed by Bayfield Properties when it meets tonight, Aug. 1, at 8 p.m.

Bayfield Properties is seeking approval to subdivide a 2.15-acre tract in a Planned Adult Community zone (PAC-II) on Ryan Road.

According to a public notice published in a daily newspaper in reference to this application, Bayfield Properties is applying for preliminary and final major subdivision approval.

The applicant is represented by attorney Gerald Sonnenblick, of the firm Sonnenblick, Parker and Selvers, of Freehold Township.

Bayfield Properties wants to subdivide the space into 10 lots containing nine single-family attached fee simple patio dwellings without age restrictions on unit ownership or occupancy.

Bayfield Properties will be seeking several variances, including the following items:

• The property contains 2.15 acres where a minimum of 10 acres is required.

• The proposed buildings are to be set 20 feet apart where a minimum of 30 feet is required.

• A 30-foot pavement width is proposed where a 36-foot minimum width is the required size.

Members of the public are expected to be able to comment on the application during the public hearing.

According to previous articles published on the Bayfield Properties development, the site in question has been the topic of numerous hearings since December 2004 when the plan was heard by the Zoning Board of Adjustment.

The zoning board ruled that it did not have jurisdiction on the matter in March 2006 and sent the case to the Planning Board.

The tract in question has frontage on Ryan Road and is surrounded on three sides by the Glenbrook housing development. Both properties are in the PAC-II zone.

The PAC-II zone permits single-family detached dwellings; single-family detached zero lot line dwellings; single-family attached dwellings with patios; townhouses; and garden apartments and multiple dwellings restricted to people 55 years of age or older.

The right to develop under the PAC-II zone is limited to inclusionary development, which includes homes that are sold at market rates and affordable housing units that are sold or rented at below market rates to people who have incomes that meet regional guidelines established by the state.
